Payment of HOA dues made easier

Fellow owner Scott Woodruff uses his legal council, Zurcher, Odio & Raven, to pay his dues to Naret, as well as, other required duties.

According to Scott they charge:
Resident Agent Fee - $100 per corporation annually.
Annual payment of the property taxes - $100 (he will provide all necessary receipts and stamps)
Custody and proper maintenance of the Corporate Books – No separate charge
Payment and confirmation receipts of the HOA fees (checks mailed to USA) - $25

Naret - New Property Managers for Costa Esterillos - Text of Jan Newsletter

The following is the text from the Jan Newsletter from Naret:
Last November Naret started working as Costa Esterillos property managers. We made a preliminary walk though with representatives from the developers and owners and have started to discuss with the developers on several pending issues, giving priority to installing a permanent infrastructure for the water distribution tanks, having the perimeter fence and enhancing the esthetics of the main entrance.

One of our major challenges had been straightening out the development´s database. Establishing communicating with all the owners had been a major issue to send out the invoices and start collecting money to push thing forward. Most of the owners are originally from USA or Canada and the information was not updated. In many cases we could not reach the owners though email. We got an 800 number to improve communication between administration and owners. This phone is currently based in San Jose were you will reach Kevin García, he is working as back office for Costa Esterillos. If you call after hours or nobody is available to answer the phone, your voice message will be automatically forwarded to our emails. Please remember it is the owner´s responsibility to inform the administration if you change your address, phones or email. When a property is sold, aside from the land the new owner is committing to the Condominium’s Regulations therefore, the previous owner must inform the administration and provide the new owner´s contact information.

NEW PROPERTY MANAGERS MAINTENANCE FEE

Naret has started to collect the maintenance fee. There will be several options such as international bank transfers and a website to make secure online payments. If you would like to send a check, you can do so if you commit to pay six months in advance, contact us for more information. Please help move the development forward and make sure you are on time with your payments! We have started to provide additional services to clients such as lot cleaning and municipal tax payments. COSTA ESTERILLOS
A major change in Costa Esterillos is improvements with the security. There is now full radio coverage throughout the development and all security officers are equipped with a radio. There are two motorcycles driving around and four guards strategically located throughout the development. At night we have the regular guard crew plus a supervisor that drives around to make sure the guards are on their station. The guard´s attendance is controlled daily and we started to implement control on guests and workers. This has helped regulate unannounced visitors and workers from wondering off their work space. When you expect guests or workers, please inform the administration so we can greet them properly. Remember to provide written authorization for the companies or individuals that have access to your property, please report if they have limited access or if they can enter your property at any day and time.
Since maintenance fees have not been collected yet, Naret´s gardening crew from San Jose has been travelling to give service to common green areas. The climate in the tropics favors year round growth in the vegetation, the roads had started to get invaded by Costa Rica´s lush jungle. Aside for the esthetic point of view, common areas must be moaned frequently so that they don´t close out the roads and grass needs to be removed from the paving stones so that the roots don´t deteriorate the roads. With contribution of all owners, a permanent gardening crew will start working in the following weeks.

The water system has required energy to be focused daily to attending various malfunctions ranging from correcting regulation of distribution valves to broken pipes, leaking valves and more. We brought the pump company to check, recalibrate and give maintenance to the pumps and tank floats. The developers have provided maintenance to the distribution tanks significantly reducing the amount of leaks and water waste. Few weeks ago the homes were experiencing very frequent water shortages for various different reasons. At the moment most major issues with the water system have been resolved and we have had no problems with water supply since the repairs were finalized.
